TENANTS
Thank you for your interest in our North San Diego County homes for rent. Communication and prompt service is the number one priority at Ranch & Sea Management. Our Tenants feel comfortable knowing that 24 hours a day, 7 days a week they are able to reach a qualified person who will promptly handle any maintenance issue as it relates to their safety or the integrity of the property.
Please read over the following procedure as it explains in detail the process for renting one of our properties.

RENTAL PROCESSING
The application/processing fee is $30 cash per adult. This fee is used in the following manner: $15 for the credit and data research company and $15 handling fee for Ranch and Sea Property Management. The fee is non-refundable once the application has been submitted. Each adult 18 years of age and up must submit a credit application.
The application process takes a minimum of 24 hours to process. Providing accurate information including social security number, phone numbers (work, home and former landlords and employers) will help to complete the processing within that time frame. Holidays and Sundays may cause a slight delay. Be sure that you have signed the application, without this it cannot be processed.
Upon approval of your application, you have 24 hours in which to pay the security deposit. The deposit can only be paid in the form of a money order or cashier’s check made out to Ranch and Sea Management. At this time a Reservation Agreement will be filled out by the Property Manager and signed by you and a move-in date will be scheduled. Also, we will need a copy of your driver’s license. Until these funds are received the property can still be shown to prospective tenants.
Your lease will be done on the day of your move-in along with a walk-through of the property. Each person residing in the rental, 18 years of age or older must sign the lease.
The first month’s rent, security deposit and pet deposit (if applicable) must be paid in certified funds. If you should move in after the first your rent will be prorated the following month. After the first month, rent can be paid by personal check. Please be sure to put your address and unit number (if applicable) on your check when paying your rent.
