Ranch and Sea Property Management Services include, but are not limited to:
Marketing
· Meet with owner to design a marketing program
· Make property rent ready.
· Determine current rental value
· Start aggressive marketing program thru
· Place sign on property
· Pursue all leads and inquiries
· Be available for showings, including weekends
· Offer free rental service to tenants
Screen Applicants
· Thorough review of tenants' rental and credit history, including prior evictions
· Verification of current employment and income
· Contact previous landlord to verify payment history and care of property.
· Review all information and make recommendations to owners
Process New Tenant
· Prepare all rental and lease agreements
· Collect rent and security deposit in certified funds
· Perform walk-thru and provide tenant with a “Statement of Condition” at time of possession. Original is kept in office file.
· Ensure that tenant is aware of what is expected of them as far as maintenance and care of property in order to be refunded their security deposit
Collect Rents
· Ensure that all rents are collected by 5th of month
· Serve 3 day notices to “Pay Rent or Quit” on 6th day of each month
· Start eviction process through proper channels
Maintain the Property
· Provide fast and economical repairs including painting, window coverings, flooring, etc.
· Use honest, licensed, independent contractors, vendors and handymen
· Arrange for services such as utilities, gardening, pool services
· Provide 24 hours emergency service
Process Recurring Expenses
· We have the ability to pay all recurring monthly expenses such as mortgages, taxes, insurance, HOA dues and services such as utilities, gardening, pool service.
Accounting Services
· Proceeds are processed and either mailed or directly deposited by 10th of the month (provided rents have been received)
· Monthly itemized statements will be sent by 10th of the month
· Statements have information necessary for preparing income taxes
Property Inspections
· Periodic inspections of all properties ensure that tenants are maintaining and adhering to the terms of the rental agreement.

Ranch and Sea offers two types of plans:
Lease Prep Plan: This plan is for those people who only want us to find a tenant for their property. The cost is 50% of the 1st months rent plus a one-time set-up fee. This includes ads, showings, walk-through, Beacon Credit Check and lease signing. Thereafter, the owner handles all business.
Full Management Plan: This is for those people who want all aspects of their property managed. The cost is 25% of the 1st months rent, plus a one-time set-up fee. Thereafter the management fee is 10% of the monthly rent. See our Menu of Services
